This is an office copy of the HM Land Registry for Title Number ND60419 dated 28 April 1998. There are clearly several versions of this Title, and the one below is dated 7 December 1998.
Property Register
It notes that the land tinted green (Stable Cottage ND105440, and the Bothy ND78740) are not included in the Freehold Land owned by Adam Christian Quentin James, acquired under a voluntary conveyance dated 13 July 1989 from his father Tom James.
There is a right to use the soil pipes and septic tank, to erect fences and to use the existing water pipes "subject to the purchasers bearing a fair proportion according to the user of the cost of repairing, maintaining and cleansing the said pipe of the septic tank". The owners of Stable Cottage and the Bothy have "the right of way, with or without vehicles" across the drive, although no right to park on the drive, and the owners of Stable Cottage have "a pedestrian right of way over the path" to Stable Cottage, "subject to payment of a fair proportion of the expense of maintaining and keeping good such road and courtyard and path in good repair". The owners of Rudchester Manor have "a pedestrian right of way" over Stable Cottage's land "for the purposes of gaining access to the gateway to the adjoining Spinney".
