Stable Cottage

06 May 2024

Stable Cottage appears to have been built in two halves for farm workers before the 1841 Tithe map was drawn. Its construction is similar to the other farm buildings, suggesting that it may have been built in the late 18th century, when the farm was around 300 acres.

There are 4 documents which relate to planning permission for Stable Cottage. The first two, Application 74/D/230 dated 10 September 1974 and Application 74/D/230b dated 10 October 1977 made by Squadron Leader T. James, do not specifically mention Stable Cottage, but the same reference number is used in subsequent applicaitons which clearly reference Stable Cottage, are for "Change of use - agricultural store to agricultural dwelling at Rudchester Farm, Heddon-on-the-Wall". The third, Application 82/D/390 dated 20 August 1982 was granted to Tom James for "Alterations to provide kitchen/dining area on ground floor with aditional bedroom and bathroom on first floor at Stable Cottage, Rudchester, Heddon-on-the-Wall". The fourth, Application 74/D/230c dated 11 May 1987 was granted to Squadron Leader Tom James for "Removal of agricultural occupancy condition attached to planning permission 74/D/230" for Stable Cottage.

The south half of the current Stable Cottage appears to have been in the same ownership as Rudchester Farm and Manor until 24 December 1986 when the "freehold property situate and known as Stable Cottage, Rudchester, Heddon-on-the-Wall, in the County of Northumberland" was gifted by Mr Tom James to his daughted Miss Julia, Elizabeth Miranda James, "in consideration of his natural love and affection" (the document is detailed in the 1986 Deed of Gift).

The north half was bought by John Campbell Stobo, June Stobo and John James in a conveyance dated 25 July 1989. Oliver Kolawole Ojikutu bought the south half of Stable Cottage on 21 July 1992 (ND47975) and later, the adjacent barn with a strip of land infront of the house (ND105440) from Adam Christian Quentin James, on 28 April 1998. It is currently rented as a 2 storey, 4 bedroom house.

In this aerial photograph which we think is from the early 20th Century, the South end of Stable Cottage appears to have been converted into a house, while the North end doesn't have windows or a door.
